Group Properties

Based in Stratford upon Avon, Group Properties is responsible for managing and overseeing the NFU Mutual’s UK wide property investment and occupational property portfolios. It’s no small task - we own and manage more than £2bn of assets with an annual rent roll of over £100m. The department consists of several specialist teams too - from asset and fund managers and accountants to building and infrastructure surveyors, workplace analysts and facilities and risk and compliance managers.

Together, we set property strategy, deliver purchase, sale and letting activity and operate clear repair and maintenance programmes. It’s all part of our commitment to providing secure, well-maintained and safe environments for our staff, ensuring that we make NFU Mutual a ‘great place to work’.

Our key teams

Facilities

Join our 28 strong Facilities team and you could soon be responsible for some of the many aspects of providing a sustainable, resilient and customer focused property service across our national portfolio of property. From infrastructure, mechanical and electrical systems, landscapes, security, reception and waste management to the helpdesk, post room, reprographics and a managed storage facility, each member of the team plays a vital role.

Premises

The team manages over 300 Group Operational properties throughout the UK. We provide a ‘one stop shop’ from the initial leasing and acquisition of suitable premises, through the property lifecycle of fit outs, planned maintenance, layouts and furniture provision, lease renewals and surrenders. All of this has to be managed within our annual and three year budgets with appropriate reporting, monitoring and approvals. Put simply, if you want to get involved in some key property projects and initiatives involving significant capital expenditure, this is the ideal place for you.

Property Finance

With responsibility for annual budgets totalling c. £57m, we play a vital role in the NFU Mutual success story. As well as planning, managing and reviewing the production of property budgets and forecasts, we also analyse, evaluate and monitor the financial viability of key suppliers, plus proposed and current tenants, of which there are around 300. Delivering financial extracts and supporting notes to the Group’s Annual Report and Accounts, Solvency II and tax returns, processing and overseeing property related invoices and generating, reviewing and analysing the Property Investment Fund Performance for inclusion in the Group’s Investment Reporting – these are just some examples of what you could get involved in should you join us.

Property Investments

The asset management of portfolio income, including rent reviews, lease renewals and rent collection, is just one example of the sort of work you could get involved in when you join our Property Investments team. Managing fund performance and joint venture and indirect property holdings within the UK, maintaining a high-quality portfolio with secure income and purchasing and selling investment properties - the team isn’t short of challenges to rise to.

Property Risk and Compliance

When it comes to ensuring compliance with the organisation’s Group Policy requirements and attestations, it’s our Property Risk & Compliance team that we rely on. They’re also responsible for Senior Manager Risk reporting with, on average, around 220 risks being active at any one time. Add in the management and oversight of c. 50% of the Group’s suppliers and third-party relationships and it’s clear to see that whoever joins us here won’t be short of interest, challenge and responsibility.

Richard Topps, Group Head Of Property

I joined NFU Mutual straight from university in 1989. I was attracted by the training towards becoming a fully qualified chartered surveyor and the support to help my development. Over the years the company’s helped me progress from graduate surveyor to head of a growing department, supporting a healthy insurance business.

We manage a diverse, UK-wide portfolio of both property investment assets and occupational properties and deal with all aspects of property management. I enjoy the variety of being based in Stratford Upon Avon with the associated quality of life, but in a job that takes me all over the UK.

Abigail Dalton, Senior Asset Manager

When I joined NFU Mutual in 2017, I already knew of their reputation within the property market due to their involvement in large commercial property transactions & developments across the UK. Indeed, it was the size and scope of their portfolio that attracted me to the business. That and the opportunities it could lead to in terms of experience.

The company offers the perfect balance of working at a large corporate, but with the bonus of taking a genuine interest in their people, which is core to NFU Mutual’s culture. My role’s incredibly diverse, with each day bringing new challenges which has allowed me to develop my knowledge and skillset. Moreover, I’ve also been fully supported in my career aspirations and as a result, I was promoted to a Team Leader position in 2019.

Bryony Plain-Jones, Asset Manager

I’d worked tenant side for several years. But, when I qualified as a Chartered Surveyor, I decided to apply for the role of Asset Manager at NFU Mutual – and I haven’t looked back. The size and diversity of their commercial property portfolio is very impressive and I knew the chance to manage prestigious landmark buildings and leading-edge logistics and distribution hubs would significantly advance my career and help grow my contacts across the commercial property market.

The company’s taken my professional and technical development very seriously too. Indeed, I’ve been hugely impressed with the significant investment it’s made in me during my time here. I’m also proud to be a part of a close-knit team where I have personal autonomy in a role that touches on every stage of the property life cycle.
